Living Guide

Neighborhoods

Finding your place in the Roanoke Valley starts with the rhythm of everyday life: your commute, the kind of home you want, and what you want within easy reach.

Roanoke and the surrounding Blue Ridge Mountains

City living and village centers

Downtown Roanoke offers apartments and condos near restaurants, cultural venues, and offices. Grandin Village has a neighborhood commercial center surrounded by established residential streets. South Roanoke offers another mix of residential streets and nearby shops. Housing, parking, and walkability vary from block to block.

  • Visit during the day and evening to compare traffic, activity, and noise.
  • For apartments and condos, review parking arrangements, building fees, and pet policies.

Towns and suburban communities

Salem and Vinton have their own town centers and residential neighborhoods. Cave Spring offers suburban neighborhoods in Roanoke County. Daleville and Troutville provide access to Botetourt County communities, with housing ranging from subdivisions to more rural properties.

  • Test the drive to work, groceries, and healthcare at the times you will actually travel.
  • Check the property's jurisdiction; a Roanoke mailing address does not necessarily mean Roanoke City.

County and lake living

Bedford County, Franklin County, and the Smith Mountain Lake area offer rural and lake-oriented choices. More space can mean longer drives and different responsibilities for roads, water, and wastewater.

  • Confirm whether a property uses public utilities or a private well and septic system.
  • Review flood risk, internet availability, road maintenance, and any association restrictions before committing.
